father signs deed of house over to son with the provision that he (father) has lifetime use and is responsible for taxes , ins, etc. Property tax bill comes in January with option to make two payments six months apart. 1st installment is paid, second due in July, Dad dies around July 12th. Who is responsible for 2nd payment?

usuallu son, as homeowner. If there was some arrangement between father and son about these payments, agreement controls.
