We rented a house from one of my boyfriends friends. We paid 1st and lasts rent plus a deposit up front. They called and asked if they could show the house with our stuff in it to sell it. We decided no and moved out. We signed a year lease, and broke it due to the selling. They now want to keep all of the money for breaking the contract, including our deposit. Is this legal for them to do? They now say they may not sell the house.

Was there a written lease?

Did you move w/o notice? If so you are liable for breach of lease.

I would suggest you have representation and negotiate a settlement, perhaps pay for cost of advertising and signage to reduce LL damages for balance of lease.
